We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

Commercial Lawn Care in Lakewood Ranch — Main Street Retail, UTC Offices, and HOA Common Areas
Looking for commercial lawn care near me in Lakewood Ranch, FL? Our nearby commercial lawn service maintains office parks, HOA common areas, retail frontages, and multi-family properties with customized programs. Local Lakewood Ranch service that keeps your commercial property looking sharp and your tenants happy. Lakewood Ranch holds the highest concentration of manicured commercial turf in Manatee County, and the expectations here are different from anywhere else in the area. Main Street at Lakewood Ranch, the UTC-area office parks, the medical campuses along Lakewood Ranch Boulevard, and the dozens of HOA common areas throughout the community all maintain turf to a standard where “good enough” doesn’t cut it. Yellow patches, fire ant mounds in landscape beds, or crabgrass invading a streetscape median are visible problems that property managers hear about immediately.
Waves Pest Control provides commercial lawn care in Lakewood Ranch for the retail, office, medical, and HOA properties that set the standard for the community. Our office is at 9040 Town Center Pkwy — we’re here, not driving in from across the county.
Main Street at Lakewood Ranch and the Waterside District
The retail and dining properties along Main Street and in the expanding Waterside Place district maintain commercial turf in high-visibility, high-foot-traffic settings. Landscape beds along storefronts, turf areas around outdoor dining patios, and walkway borders between buildings all take daily foot traffic and need to look sharp seven days a week.
These properties face a specific maintenance challenge: the turf areas are often narrow, bordered by hardscape on multiple sides, and subject to reflected heat from pavement and building walls. That microclimate stresses turf faster than an open lawn would be. Fertilization programs need to account for the accelerated nutrient demand, and chinch bug monitoring needs to be more frequent because heat-stressed St. Augustine is the first turf chinch bugs target.
Fire ant control on Main Street and Waterside commercial properties isn’t just about aesthetics — it’s about customer safety. A fire ant mound in a landscape bed next to an outdoor dining patio or a children’s play area is a liability issue that needs to be prevented, not reacted to. Our commercial programs include broadcast granular bait that prevents mound formation across the property.
UTC-Area Office Parks and Medical Campuses
The office parks near University Town Center and the medical campuses along Lakewood Ranch Boulevard represent some of the largest commercial turf footprints in the area. These properties typically have professional landscape maintenance companies handling mowing and irrigation, but they need a separate provider for the agronomic work — fertilization, weed prevention, pest management, and disease control — because those are specialized skills that a mow-and-blow crew isn’t equipped to handle.
We work alongside existing landscape maintenance contractors on these properties. Our role is the turf health program: soil testing, fertility planning, pre-emergent weed barriers, pest monitoring, and targeted treatment. The mowing crew keeps the property neat; we keep the turf healthy underneath.
Medical campus properties in particular require careful product selection and application timing. Patient foot traffic is constant during business hours, and re-entry intervals need to be respected. We schedule applications for evenings or weekends when patient volume is lowest.
HOA Common Areas Across Lakewood Ranch
Lakewood Ranch has more HOA-managed common area turf than any other community in the region. Country Club East, River Strand, Del Webb, Lorraine Lakes, Esplanade, Sapphire Point — each of these communities has entrance features, streetscape medians, pool surrounds, playground borders, and retention pond perimeters that the HOA is responsible for maintaining.
Fall armyworm outbreaks are the single most visible commercial turf threat in Lakewood Ranch. Every September through October, moth flights from surrounding land lay eggs in the irrigated, fertilized Floratam that dominates common areas. Caterpillar damage can strip sections of entrance-feature turf overnight, and outbreaks spread from one community to adjacent ones as adult moths fan out. Our commercial HOA programs include fall caterpillar monitoring and rapid-response treatment as standard coverage — not as an add-on when the damage has already happened.
What Commercial Lawn Care in Lakewood Ranch Includes
- Soil-tested fertilization — Slow-release programs built around actual soil nutrient levels, not a generic formula. Lakewood Ranch soils vary significantly between the older eastern villages and newer western development.
- Weed control — Pre-emergent in spring and fall to prevent crabgrass, goosegrass, and doveweed. Post-emergent spot treatment between rounds.
- Lawn pest management — Chinch bugs, sod webworms, fall armyworms, fire ants, and grubs on a monitoring-based IPM schedule.
- Core aeration — Targeted on high-traffic commercial areas: walkways, pool decks, playground borders, and parking lot landscape beds.
- Disease management — Brown patch and large patch fungal prevention during the humid season. Condition-based fungicide timing.
- Tree and shrub care — Deep root feeding, whitefly and scale treatment, and disease management for ornamental plantings.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
What happens if I'm still seeing pests after my first treatment?
That's normal for the first week or two. The treatment disturbs hidden nests and flushes pests into the open before it takes full effect, so you may see more before you see fewer. If activity hasn't dropped after about two weeks, call us. On a recurring plan, the re-treat is free.
