We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

Rodent Control in Lakewood Ranch, FL — Master-Planned Doesn’t Mean Rodent-Proof
Need rodent control near me in Lakewood Ranch, FL? Our nearby rat and mouse exterminators provide comprehensive trapping, exclusion sealing, and ongoing monitoring to reduce re-entry. Local Lakewood Ranch service with inspection-first planning, attic and crawl-space expertise, and photo-documented results. Lakewood Ranch is one of the best-planned communities in Florida, but master-planned does not mean sealed against wildlife. The preserve buffers, golf-course corridors, and stormwater ponds that make the community attractive also create continuous habitat for roof rats, and the construction pace means new homes arrive with fresh entry points every month. Waves Pest Control services Lakewood Ranch daily and understands the specific rodent pressures that come with this kind of development.
Roof Rats Dominate Lakewood Ranch Attics
Roof rats are responsible for the overwhelming majority of rodent calls we take in Lakewood Ranch. They travel along tree canopy, fence lines, and utility easements, and they enter homes through the same gaps that exist in nearly every new-construction build: unsealed AC lineset penetrations in the soffit, ridge-cap gaps where barrel tile meets the decking, soffit vent screens that were never installed or came loose during punch-out, and garage-door weatherstripping that does not fully seat against the concrete.
In communities like Country Club East and the Esplanade at Lakewood Ranch, homes that back up to preserve buffers see the most consistent pressure. The preserves are designed to protect native habitat, but that habitat includes the oak, cabbage palm, and Brazilian pepper that roof rats use as highways. When tree canopy reaches within six to eight feet of a roofline, the rats do not need to cross open ground at all — they jump directly from branch to fascia.
Golf-Course Corridors and Stormwater Ponds
The championship golf courses running through Lakewood Ranch — Legacy, Lakewood National, the Concession — are bordered by dense landscaping, water features, and maintained turf that produces a steady food supply of insects and fallen fruit. Rats follow these corridors from hole to hole and into the residential lots that line the fairways. Waterside Place and the villages around Main Street also see activity from rats drawn to restaurant waste, outdoor dining, and landscaped plazas.
Stormwater retention ponds throughout the community attract Norway rats, which prefer ground-level harborage near water. While Norway rats are less common than roof rats in Lakewood Ranch, they appear along pond banks, canal easements, and around homes with heavily mulched landscape beds and ground-level irrigation valve boxes.
New Construction Brings New Entry Points
Del Webb, Cresswind, Lorraine Lakes, and the latest Waterside phases share a common problem: homes that pass final inspection with gaps a rodent can exploit. The most frequent culprits we find during post-construction rodent inspections are AC lineset sleeves that were never sealed at the wall penetration, bath-fan exhaust vents with missing or undersized dampers, garage-to-attic firewall openings left around ductwork, and plumbing vent boots where the flashing does not sit flush against the roof deck.
Fresh landscaping compounds the issue. Heavy mulch beds, young ornamental plantings, and new sod with daily irrigation create a moist, insect-rich environment that draws rodents out of the preserves and into yards. Once they are foraging next to the house, finding that unsealed soffit gap is inevitable.
How Waves Pest Control Treats Lakewood Ranch Properties
Inspection. We start in the attic, looking for droppings, gnaw marks, grease rubs along truss runs, and nesting material. Then we walk the full exterior — roofline, soffits, AC penetrations, garage door, plumbing vents, and any point where the building envelope has an opening.
Exclusion. This is the step that actually ends the problem. We seal every documented entry point using galvanized steel mesh, copper wool, and exterior-grade silicone. On barrel-tile roofs common in Lakewood Ranch, we close ridge-cap gaps with mesh that allows ventilation while blocking rat entry. AC lineset penetrations get sealed with steel-reinforced foam that rodents cannot chew through.
Trapping. Snap traps placed along identified runways in the attic. We position traps based on droppings patterns and grease-rub evidence, not guesswork. Your trapping service includes a follow-up visit seven to ten days after setup to check and reset traps. If activity continues after that, we schedule additional trap checks (billed separately) until it reaches zero. Request a trapping quote.
Monitoring. Exterior tamper-resistant bait stations placed at strategic perimeter points where the property meets preserve, golf course, or pond edges. These intercept rodents before they reach the structure and give us ongoing data about local population pressure.
A Local Team That Knows This Community
Lakewood Ranch is not one neighborhood — it is dozens, each with its own mix of construction vintage, lot orientation, preserve proximity, and landscaping maturity. A 2009 Country Club East home under full canopy needs a different exclusion plan than a 2025 Del Webb build with bare-root landscaping. Waves Pest Control is headquartered right here at Town Center Parkway. We know these neighborhoods because we work in them every day. Call for a rodent inspection (the fee is credited toward remediation work within 14 days) and we will walk your property, document every entry point, and lay out the full exclusion plan.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
What happens if I'm still seeing pests after my first treatment?
That's normal for the first week or two. The treatment disturbs hidden nests and flushes pests into the open before it takes full effect, so you may see more before you see fewer. If activity hasn't dropped after about two weeks, call us. On a recurring plan, the re-treat is free.
