We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

Pest Control Service Plans in Palmetto, FL — By Property Type
Waves Pest Control provides comprehensive pest management across Bradenton, Lakewood Ranch, Sarasota, Venice, Parrish, and Palmetto. Five offices, daily routes in every city, and a full-service team covering pest control, lawn care, and termite protection under one roof.
There is no single “Palmetto pest plan.” A 1950s wood-frame house two blocks off the Manatee River, a manufactured home with belly-wrap and skirting along US-41, and a slab build east of the highway each let pests in differently — so each needs a different service program. At Waves Pest Control, every plan starts with an inspection, not a price. We walk the structure, identify what’s active and how it’s entering, then set the cadence and inclusions to match. The sections below are how we actually scope a Palmetto property.
Plans run on monthly, bi-monthly, or quarterly cadences under our WaveGuard program. Quarterly perimeter coverage handles most stable single-family homes; tighter cadences are for shared-wall and manufactured construction where pressure rebuilds faster. Every visit ends with a digital service report and photos, and every plan includes unlimited re-treats between scheduled visits.
Historic Downtown Wood-Frame → Carpenter Ants, Drywood + Termite Bond, Quarterly
The downtown grid and the 10th Avenue West corridor hold some of the oldest housing in Manatee County — 1940s-1960s wood-frame and concrete-block homes with original trim, plaster walls, and aged plumbing chases near Riverside Drive. The recommended program here pairs a quarterly perimeter plan with termite protection: drywood termites live inside the original wood components and carpenter ants exploit aged framing, while subterranean termites bridge from decades-old untreated soil. We scope a termite bond alongside the pest plan so the structure is monitored and covered, not just sprayed. Shared-wall duplexes and small apartment buildings off 10th Ave move German roaches between units through plumbing walls, so those properties get coordinated multi-unit treatment on a tighter cadence rather than a single-unit quarterly.
Mobile & Manufactured Homes (US-41, Haben Blvd, Ellenton) → Targeted Perimeter + WDO at Resale
Manufactured and mobile homes along the US-41 corridor, Haben Blvd, and in Ellenton need a fundamentally different plan than site-built construction. Skirting gaps, belly wraps, tie-downs, pier-and-beam undercarriage space, and utility-chase penetrations at the water heater and AC connections are the real entry points — a perimeter-only spray never reaches them. The program here is a targeted perimeter plan that includes the skirting line, undercarriage harborage, and utility penetrations, usually bi-monthly because ghost ants and German roaches are the top interior callbacks and moisture under skirting feeds them year-round. At resale, VA and FHA lenders require a WDO inspection on Form 13645 for these homes — we scope that separately, checking skirting, tie-downs, and any attached wood (stairs, decks, add-on rooms) where wood-destroying activity actually shows up.
East-of-41 Slab Builds → Ghost-Ant Slab-Seal + Quarterly
Newer slab-on-grade homes east of US-41 and around the Riviera Dunes marina development have fewer structural vulnerabilities than the older stock, but ghost ants exploit slab penetrations and expansion joints, and the waterfront-adjacent location keeps mosquito and midge pressure up. The standard program is a quarterly perimeter plan with slab-edge and penetration sealing, three feet out and three feet up, plus interior crack-and-crevice work where ghost ants are trailing plumbing. On new construction, Florida Building Code requires termite soil pretreatment — if you’re building or recently built, we coordinate the pretreatment and the bond so the home is covered from day one.
Waterfront — Snead Island, Terra Ceia, the River → Mosquito + Perimeter Bundle
Snead Island, Terra Ceia, Terra Ceia Island, and the riverfront sit in mangrove and tidal-flat environments where standing brackish water breeds mosquitoes and no-see-ums year-round, and salt air accelerates wood deterioration. The recommended program bundles a perimeter pest plan with a seasonal mosquito plan: targeted treatment around shaded shrubs, dock structures, and underside-of-eave resting areas, plus drywood termite monitoring on the older coastal wood and roof-rat exclusion (Terra Ceia’s citrus-grove legacy left roof rats that now run residential rooflines). Many of these lots sit in coastal flood zones, so on elevated and pier-foundation homes we check the substructure and dock-side vegetation as part of the plan rather than treating slab-on-grade.
Commercial & the Ellenton Corridor → Scheduled Service Agreements
Working commercial along US-301 and the Ellenton retail corridor — storefronts, restaurants, and multi-tenant buildings — runs on scheduled monthly or bi-monthly service agreements with documentation for inspections. Smokybrown and American roaches push in from the agricultural eastern edge and river-connected drains, and rodents spike when nearby fields are harvested. Commercial plans add interior monitoring, exterior rodent stations, and the service records a health inspector expects.
Rentals & Multi-Family → Landlord-Friendly Recurring Coverage
For Palmetto rentals, duplexes, and small multi-family properties, we set up recurring coverage billed to the owner or manager with per-unit interior access coordinated around tenants. Shared plumbing walls move German roaches between units, so we treat the whole building on one cadence instead of chasing one apartment at a time.
Choosing a Plan, and Bundling
Cadence and inclusions are set by the inspection, but the rough guide for Palmetto:
- Quarterly — stable single-family homes: downtown wood-frame, east-of-41 slab builds, established neighborhoods.
- Bi-monthly — manufactured homes, waterfront lots, and properties with structural entry points where pressure rebuilds faster.
- Monthly — active multi-unit roach situations, restaurants, and commercial accounts needing documentation.
You don’t sign your life away. Plans are no-contract; autopay enrollment is required, and bundling pest with lawn, mosquito, or termite through the WaveGuard tiers — Bronze covers quarterly pest, then Silver, Gold, and Platinum add services and lower the price on every add-on. WaveGuard members also get priority scheduling, unlimited re-treats between visits, and a free annual termite inspection. Quotes take about 60 seconds to request and most go out the same day.
Inspection-First, Always
Every plan starts the same way: we crawl the substructure, check the attic and soffit transitions, look for mud tubes at the slab edge and bath traps, and check the trim and window frames for drywood frass. We’re licensed under Florida FDACS and insured, and the phone at (941) 297-5749 reaches a real person any hour — not a national dispatcher three states away.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Do your prices go up?
On a month-to-month residential plan, each service's rate holds for your first 12 months; your WaveGuard bundle discount follows the services you keep. After that we review a rate once a year, and if it changes you'll hear from us in writing at least 30 days before the new rate applies, with the reason. Month-to-month plans have no contract — cancel anytime. Termite programs and warranties, annual-contract plans such as mosquito misting systems, and commercial accounts follow their own agreements.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
