We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

Commercial Lawn Care in Palmetto — US-41 Commercial, Riviera Dunes, and Industrial Park Properties
Looking for commercial lawn care near me in Palmetto, FL? Our nearby commercial lawn service maintains office parks, HOA common areas, retail frontages, and multi-family properties with customized programs. Local Palmetto service that keeps your commercial property looking sharp and your tenants happy. Palmetto’s commercial landscape is a mix of older US-41 corridor businesses, the Riviera Dunes waterfront development, Ellenton’s retail and outlet shopping corridor, and the industrial and warehouse properties along the eastern edges of the city. Each of these commercial zones has different turf conditions, different visibility expectations, and different pest pressures — and they all need a lawn care program that accounts for the specifics rather than applying a generic Florida turf formula.
Waves Pest Control provides commercial lawn care in Palmetto for the businesses, retail centers, waterfront properties, and HOA common areas across the city and surrounding Ellenton area. We’re already running daily Palmetto routes for pest control, so commercial lawn care is a natural extension of routes we’re already covering.
US-41 Commercial Corridor
The Tamiami Trail corridor through Palmetto holds the highest concentration of commercial properties in the city — strip malls, restaurants, gas stations, convenience stores, and small professional offices. The landscape beds along these properties take heavy foot traffic, reflected heat from parking lot asphalt, and runoff from impervious surfaces that alters soil moisture patterns.
Turf in US-41 commercial beds is often the most stressed commercial turf in Palmetto. The heat loading from adjacent pavement pushes soil temperatures higher than open-lawn conditions, which accelerates chinch bug pressure. St. Augustine in these beds shows damage earlier in the season and more severely than turf in less-stressed locations. We monitor US-41 commercial properties on a tighter schedule during chinch bug season — June through September — because the damage shows up here first.
Fire ant mounds in commercial parking lot landscape beds and along storefront walkways create liability exposure. A customer stepping into a fire ant mound walking from their car to the front door is a problem property owners can’t afford. We treat commercial fire ant populations with broadcast granular bait that prevents mound formation across the property perimeter.
Riviera Dunes and Waterfront Commercial
The Riviera Dunes development along the Manatee River combines marina facilities, townhome communities, and commercial space in a waterfront setting. Commercial turf at Riviera Dunes deals with salt-wind exposure from the river, a high water table that keeps root zones saturated during the rainy season, and sandy soil with shell content that affects pH and nutrient availability.
Standard fertilizer programs formulated for inland Florida sand don’t perform well in the elevated-pH shell-mix soil near the waterfront. We use chelated micronutrient formulations that remain available to the turf at higher pH levels, and we adjust the fertility schedule to account for the nutrient leaching that happens when the water table rises during summer rains.
Ellenton Retail and Outlet Corridor
The Ellenton area — anchored by the Premium Outlets and the commercial development along US-301 — has a significant concentration of retail, restaurant, and hospitality properties with maintained commercial turf. These high-visibility properties need turf that looks consistently maintained because customers are comparing the grounds to national-chain standards.
New commercial installations in the expanding Ellenton corridor need establishment programs similar to what we run in Wellen Park and Parrish — the soil is recently graded, low in organic matter, and needs a structured first-year fertility program before transitioning to standard maintenance.
Industrial Park and Warehouse Properties
Palmetto’s industrial and warehouse properties along the eastern edges of the city — near the I-75 interchange and along the rail corridor — often have commercial turf that gets neglected until it becomes a code compliance issue. These properties don’t need golf-course turf, but they do need consistent maintenance that keeps the landscape presentable and prevents fire ant liability in areas where workers and delivery drivers walk.
We service industrial properties on a simplified program — fewer rounds, focused on the basics: fertilization for density, pre-emergent weed prevention, fire ant control, and targeted pest treatment when chinch bugs or armyworms show up. The goal is consistent, low-maintenance turf that stays out of code violation territory.

- Lawn pest management — Chinch bugs, sod webworms, armyworms, fire ants, and grubs on a monitoring-based IPM schedule.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
What happens if I'm still seeing pests after my first treatment?
That's normal for the first week or two. The treatment disturbs hidden nests and flushes pests into the open before it takes full effect, so you may see more before you see fewer. If activity hasn't dropped after about two weeks, call us. On a recurring plan, the re-treat is free.
