We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

Our nearby commercial exterminators service restaurants, offices, warehouses, retail spaces, and HOA properties with customized treatment plans. Local North Port service that understands health code requirements, keeps documentation current, and responds fast when you need us. Waves Pest Control serves commercial properties across Manatee and Sarasota counties — restaurants, retail, warehouses, HOA common areas, office parks, and multi-family housing. One company, one account manager, consistent protocols across every location.
North Port’s commercial footprint is spread across a huge geographic area, and the businesses here face pest pressure from the surrounding undeveloped land as much as from the urban environment itself. The US-41 corridor carries most of the commercial activity, but the plazas along Price Boulevard and Toledo Blade Boulevard, the medical offices near the hospital, and the storage facilities tucked into industrial pockets all deal with distinct pest challenges. Waves Pest Control builds commercial pest control programs for North Port businesses based on property type, industry, and the specific pest risks created by this city’s landscape.
US-41 Commercial Corridor
The Tamiami Trail through North Port is the main commercial artery, lined with restaurants, fast-food chains, gas stations, auto repair shops, convenience stores, and small retail plazas. The food waste and grease from restaurant row attract roaches, ants, flies, and rodents. Older commercial buildings along this stretch have more structural gaps and aging plumbing than newer construction, giving pests easy entry points and established travel routes.
We schedule food service treatments during closed hours and maintain exterior perimeter programs that reduce the pressure reaching the building. Bait stations and monitoring around dumpster enclosures keep rodent populations managed. Every visit includes a digital service report and an updated pest sighting log that stays on site.
Price Boulevard and Toledo Blade Plazas
The strip centers and retail plazas along Price Boulevard and Toledo Blade Boulevard serve North Port’s residential neighborhoods. These multi-tenant properties house restaurants, salons, medical offices, insurance agencies, and specialty retail. Shared walls, common dumpster areas, and connected plumbing mean that a pest issue in one suite can easily migrate to the neighbors.
We coordinate with property managers to service entire buildings on a consistent schedule. When one tenant has higher pest activity, we can adjust their individual service frequency without changing the overall building program. This approach prevents problems from bouncing between suites.
Medical Offices
North Port’s medical offices, dental practices, urgent care clinics, and therapy offices need pest management that meets healthcare-specific requirements. Treatments have to use low-impact products, happen outside patient hours, and be documented thoroughly for compliance purposes. A roach or ant sighting in a waiting room or exam room isn’t just embarrassing for a medical practice - it can raise questions about overall facility standards.
We service North Port medical properties during evenings and weekends. Interior treatments focus on break rooms, storage areas, and utility rooms where pest activity is most likely. Exterior perimeter treatments and tamper-resistant rodent stations handle the outside pressure.
Restaurants and Food Service
North Port’s restaurants along US-41 and Price Boulevard face standard food service pest pressures with an added factor: the undeveloped land surrounding the city pushes rodents and insects toward commercial structures because they’re the best source of food and shelter in the area.
We build restaurant programs around the kitchen, prep areas, dry storage, and waste management zones. Health inspection documentation is maintained as part of every program so records are organized when DBPR shows up.
Storage Facilities
North Port has several self-storage and commercial storage operations where rodent activity is the primary concern. Stored goods, cardboard, and the gaps in roll-up door seals create ideal conditions for mice and rats. Without proactive monitoring, rodent populations can establish inside storage units and damage tenant property.
We service storage facilities with perimeter bait stations, interior monitoring, and exclusion work that seals gaps around doors, utility penetrations, and roof-wall junctions. Regular monitoring catches activity early so it doesn’t reach the level where tenants notice.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
What happens if I'm still seeing pests after my first treatment?
That's normal for the first week or two. The treatment disturbs hidden nests and flushes pests into the open before it takes full effect, so you may see more before you see fewer. If activity hasn't dropped after about two weeks, call us. On a recurring plan, the re-treat is free.
