Adam was amazing. He came out the same day for a very last minute call. Not only did he spend time understanding our problem and explaining everything in detail, he also came back twice to make sure we caught the mice. We appreciated his attention so much we had him come back out to spray for ants too. Excellent service — we'll definitely continue to use this company for all of our pest needs.

Pest Control Services in Sarasota, FL — A Plan Built for Your Block, Not a Spray Sheet
Waves Pest Control provides comprehensive pest management across Bradenton, Lakewood Ranch, Sarasota, Venice, Parrish, and Palmetto. Five offices, daily routes in every city, and a full-service team covering pest control, lawn care, and termite protection under one roof.
Comprehensive pest control means ongoing protection, not one-off treatments. Waves Pest Control provides year-round service built around seasonal pressure — quarterly perimeter treatments, targeted interior work when needed, and proactive monitoring between visits. Prevention costs less than reaction.
Every Waves Pest Control service program in Sarasota starts the same way: an inspection, not a price. We walk the property, read what is actually active at your address, and only then recommend a cadence. The reason is simple — a 1920s bungalow in Laurel Park, a Gulf-front condo on Siesta Key, and a fresh slab off Palmer Ranch Parkway have nothing in common except a zip code. Pest pressure here moves with the tree canopy, the soil, the construction era, and how close you sit to Sarasota Bay. The plan should move with it too.
That is why we run three core cadences — monthly, bi-monthly, and quarterly — under the WaveGuard program, and why the right one depends almost entirely on which Sarasota microclimate your property sits in. Below is how we map plan to place.
Barrier-Island & Coastal Homes — Siesta Key, Lido Key, Bird Key, Longboat
Salt air, mangrove edges, and decades-old wood stock make the keys their own service tier. Siesta Key, Lido Key, Bird Key, and Longboat carry heavy drywood termite pressure and constant no-see-um and mosquito activity off the mangroves, and the older coastal cottages tend to have salt-damaged window frames and failed sealant that swarmers exploit. For owner-occupied island homes we usually run monthly or bi-monthly through the spring and fall drywood swarm season, layered with drywood monitoring rather than a one-and-done spray. Vacation rentals on the keys get their own calendar — we build the treatment cadence around guest turnover so units get serviced between bookings, not mid-stay. Flood-zone reality matters here too: ground-level utility rooms and pier construction on the barrier islands give pests easy entry points a quarterly-only plan tends to miss.
Historic Core — Laurel Park, Gillespie Park, Hudson Bayou, Indian Beach
The Ringling-era and mid-century wood-frame stock through Laurel Park, Gillespie Park, Hudson Bayou, and Indian Beach is where subterranean termites do their best work. Original framing, mud tubes on slabs and piers, and swarmers collecting on window sills during the spring flight are routine findings here. The right program for these homes pairs quarterly perimeter service with a termite bond — ongoing structural protection backed by an annual inspection rather than a reaction call after a colony is already established. When one of these properties heads to a closing, a wood-destroying-organism inspection almost always gets triggered; we issue the FDACS state-standard Form 13645 report and, where treatment is needed, route FDACS-signed clearance letters directly to the title company and lender so the deal keeps moving.
Mid-Century Block — Gulf Gate & Bee Ridge
Gulf Gate and Bee Ridge are mature-tree, mid-century neighborhoods, and that combination drives a specific service mix. Roof rats ride the oak canopy onto tile roofs and slip through soffit and expansion-joint gaps, while ghost ants thrive on the aging plumbing and established landscaping. Programs here lean quarterly with rodent exclusion baked in — sealing entry points along the soffit line and the garage slab-to-house junction, plus station monitoring, not just an interior knockdown. These two neighborhoods also produce more positive WDO findings than anywhere else we inspect in Sarasota, so a recurring termite component usually rides alongside the general pest plan.
East & New-Build — Palmer Ranch, The Meadows
Newer construction off Palmer Ranch Parkway, through The Meadows, and out toward Clark Road fights an entirely different list: fire ant mounds on fresh sod, chinch bugs and sod webworm chewing through the St. Augustine turf, and ghost ants trailing in at every slab penetration. The first year after a build or a re-sod is the critical window, so we run a year-one fire-ant and chinch program that pays close attention to the slab line, utility penetrations, and new landscaping where colonies move in. Florida Building Code requires a termite soil pretreatment on new construction, but that treatment has a finite life — pairing the pest program with ongoing termite monitoring keeps the home covered after the builder’s pretreatment ages out. These are also the easiest properties to bundle, since the same turf that draws chinch bugs is already on a lawn route.
Picking a Cadence — And Bundling the Rest of the Property
Plan choice comes down to pressure and property type:
- Monthly — barrier-island homes in drywood swarm season, food-sensitive vacation rentals, and any property fighting an active, fast-rebounding infestation.
- Bi-monthly — coastal and tree-canopy homes that need more than quarterly but aren’t in peak season, and households with low bug tolerance.
- Quarterly — the workhorse for most Sarasota single-family homes; full perimeter barrier each visit, interior service where pressure shows, with re-treats in between at no charge.
Residential, commercial, and vacation-rental coverage each run differently — a downtown restaurant on a DBPR clock, a St. Armands retail suite serviced before doors open, and a Siesta Key rental between guests all need their own schedule. Where it pays off, we bundle pest with lawn, mosquito, and termite under one WaveGuard tier so a Palmer Ranch yard’s chinch-bug program and the home’s pest plan ride the same route — and the same discount. One inspection, one team, one plan that actually fits the block you live on.

Questions We Hear Every Day
Quick answers from our SWFL pest pros.
I don't see any pests — do I still need pest control?
Fair question. In Southwest Florida, by the time you spot a roach in the kitchen or ghost ants on the counter, there's usually a colony somewhere you can't see. Our humidity, rainy season, and slab-on-grade homes keep pests active all 12 months.
What a quarterly visit does:
- Renews the exterior treatment before sun and rain wear it down
- Catches entry points — weep holes, soffit gaps, slab cracks — before anything moves in
- Covers you between visits: on a recurring plan, if covered pests show up, we come back free
If you're pest-free right now, that's the easiest time to start. We're maintaining, not chasing.
Why are ongoing treatments necessary instead of just an initial one?
Because Florida has no off-season. Warm, wet weather keeps ants, roaches, and spiders active year-round, and exterior treatments wear down in the sun and rain. Recurring visits renew that protection, catch new entry points, and adjust to what's active each season — ghost ants in the rainy months, rodents moving indoors in the cooler ones. The first service knocks the population down. Recurring visits keep it down.
Do your prices go up?
On a month-to-month residential plan, each service's rate holds for your first 12 months; your WaveGuard bundle discount follows the services you keep. After that we review a rate once a year, and if it changes you'll hear from us in writing at least 30 days before the new rate applies, with the reason. Month-to-month plans have no contract — cancel anytime. Termite programs and warranties, annual-contract plans such as mosquito misting systems, and commercial accounts follow their own agreements.
Is it necessary for me to be at home during pest and lawn services?
For your first pest control visit, yes. We walk the property with you, look at problem spots, and treat inside. After that, most pest visits are exterior, so you don't need to be home; if a visit includes interior work, we'll set a time with you. Lawn service happens outdoors, so you don't need to be home for any lawn visit. Either way, you get a digital service report with photos when we're done.
Why hire a professional when I can do it myself?
You can handle a lot yourself: seal gaps, fix leaks, pull mulch back from the foundation. A pro earns the fee in the parts that are easy to get wrong. That means identifying the exact species (ghost ants and fire ants need opposite approaches), choosing products that won't scatter a colony, and getting into attics and soffits. On a recurring plan, we also come back free if pests return. Store-bought repellent sprays often push ants and roaches deeper into the walls instead of ending the problem.
What are these tiny bugs in my pantry?
Usually one of three: Indian meal moths (small moths, plus webbing in grain or cereal), rice weevils (tiny beetles with a snout, in rice and pasta), or flour beetles (small reddish-brown beetles in flour and baking mixes). Throw out infested food, vacuum the shelves, and move dry goods into sealed containers. If they keep coming back after a thorough clean-out, call us and we'll track down the source.
Why do you treat both the inside and outside of my home?
The first visit covers both: we treat what's active indoors and set up protection outside. After that, recurring visits focus on the exterior — the perimeter, eaves, and entry points — because that's where most Florida pests come from. If you need an inside treatment between visits, we'll come back for that too, free on a recurring plan.
