Drywood vs. Subterranean — Not the Same Pest
Before we recommend anything, we confirm the species. These two termites live differently, and the treatments don’t overlap:
Drywood termites. Live entirely inside wood, with no soil contact. They leave piles of hard, six-sided pellets below the wood they’re eating. Treated with spot treatment or, when the activity is widespread, whole-structure fumigation.
Subterranean termites. Live in the soil and build mud tubes up foundation walls, slab edges, and piers. Treated with a liquid soil treatment or a bait-station system — never with tenting, because the colony is in the ground outside the tent.
If you keep sweeping up what looks like coarse brown sand in the same spot, that’s probably drywood frass. Send us a clear photo, or save a spoonful in a zip-top bag for the inspection.
Spot Treatment or Fumigation — How We Decide
Spot treatment (our work). The right call when the activity is confined to wood we can reach — a window or door frame, a run of trim, a joist, a piece of furniture. We drill into the galleries and inject a labeled termiticide foam or orange-oil product, and we can treat bare, unfinished wood with a borate. You don’t have to leave home, and it costs far less than fumigation. The limit: it only treats the colonies we find.
Whole-structure fumigation (referred out). The right call when activity shows up in several rooms or framing members, in the attic, or behind finishes no one can open. We don’t fumigate, so we refer this work to a licensed fumigation company.
By the time pellets show up, a colony has usually been working for a while, and it may not be the only one. That’s why we check the surrounding wood and the attic before we recommend spot treatment.
If Your Home Needs Fumigation
The fumigation company runs the job and gives you its own prep list. In general:
- Prep. People, pets, and live plants leave the house. Food and medicine are removed or sealed in special fumigation bags.
- Fumigation. The house is covered with tarps and filled with a gas fumigant that reaches every piece of wood.
- Aeration. The tarps come off, the house airs out, and the crew tests the air. No one goes back in until the readings clear.
Most jobs take two to three days. Fumigation leaves no protection behind, so a borate treatment on bare attic framing afterward is worth considering.
Paperwork for Home Sales
If a WDO inspection on a Sarasota home comes back positive for drywood termites, the lender or title company will usually want proof of treatment.
